Rental Assessments

Does your property meet the standards?

From the 1st July 2019, ceiling and underfloor insulation is compulsory in all rental homes, where it is reasonably practicable to install. Landlords failing to provide this for their tenants are in breach of the Residential Tenancies Act and they may be liable for exemplary damages of up to $4,000.

Here at Pilkington Insulation, we are able to provide a complete assessment of the current state of your rental property. We provide a comprehensive document which covers existing insulation, issues the installers may encounter, whether the walls are insulated or not and what is required to bring the insulation up to the minimum RTA standards for ceiling and underfloor.

We also now assess houses to comply with the Healthy Homes Act, which comes in to effect by 2024. To request a rental assessment (or multiples of) we need your own full name and address, as well as the rental property address and tenant’s name and contact details, so we can arrange a time with the tenant to gain access for the assessment.

How to meet the current insulation regulations

An insulating material’s resistance to conductive heat flow is measured or rated in terms of its thermal resistance or R-value -- the higher the R-value, the greater the insulating effectiveness. Below are the new minimum standards for insulation in rental homes from the 1st of July 2019.

Zone 1 & 2
Ceiling
R2.9
Underfloor
R1.3
Zone 3
Ceiling
R3.3
Underfloor
R1.3
